A league is how far a person can walk in an hour, so three leagues can vary greatly depending on the quality of the road, and in this rugged terrain it's about 8k.

This is what I meant by three leagues it would have been better if I said what I meant which is the land covered within a 3 hour walk in any direction. (Marseille is 32k away from Cassis or two days of unhurried travel.)

I had Cassis be the small village over which the covenant sat, 1k up a windy road, and La Ciota be the larger supporting village, that is 9k away.

Casa sus Baux is the covenant of the Magi.

“Baux” means cliffs and the name refers to the location of the manor house perched at the edge of a limestone cliff overlooking the hamlet of Cassis, which along with the village La Coita, supports the covenant. Despite its name the manor does not belong to the Baux Family of Marseille but to the Merlon Family and was inherited by Duran de Merlon on condition that he allow his Gifted kin to live with him. The covenant is on allodial land so it owes no allegiances to the surrounding nobles.

Martin the Reeve refers to it as a ‘mad house’ which does not do much to improve its occupants reputation.

Note: this covenant is in the Provençal Tribunal.

Location

The Covenant is located at the top of Calanque d'En-Vau, a calanque about 2 miles west of the coastal village of Cassis and 10 miles southeast of Marseille.

Here's the location on Google Maps.

Resources

The manor's land extends at least a mile in all directions and is surrounded either by sea or wastelands. The surrounding wasteland is beautiful but inhospitable and supports little more than rabbits, foxes, and goats. The estate has been managed by the Clermont Family as long as memory serves. The current steward and butler is Pierre de Clermont who has accepted his new lord and master, and has allowed the house to be renovated to meet his new master’s strange needs.
